Over the years, I have been asked many times for the secrets of why my listings sell promptly for maximum selling prices- in fact, most of the time I have set new records of pricing for an area.

The secret is meticulous property preparation and proper pricing! I cannot emphasize the importance of property preparation enough. My seller clients will be the first to tell you how much planning and time is put into their property to get it ready to go on market.

From the first visit after agreeing to work together in a listing, we will tour the property inside and out making lists of everything that needs to be done before we go on market, then the lists are divided into who is responsible for getting the task done and what the time frames are to be ready for our target market date.

For sellers looking for a turn key approach, I have many team members that help with property preparation, and a property can be turned around rapidly if need be to get things done in short order.

While the basics are being handled, the plan for staging is well underway- every aspect of every room is analyzed and designed to present the features of the room in the best possible way for media display as well as when potential buyers come to visit.

By the target market date- the property is staged and completed with music, fragrance and proper lighting to set the ideal ambiance for our invited potential buyers.

And the best part? Complete staging services by an Accredited Staging Professional (ASP) is FREE when with all my listings!

The consumer should know there is a difference between a real estate licensee, and a REALTOR. I am proud to be a REALTOR, as it means that I am a member of the National Association of REALTORS, and that I subscribe to and uphold a Code of Ethics that is some cases requires more than the Department of Real Estate regulations.

I have spent the majority of my 22 years in the real estate industry as a member of the Professional Standards Council at my local association, Bay East.  I am a California Association of Realtors (CAR) certified instructor for professional standards, and I also instruct on the Code of Ethics for new members.

We take enforcement of the Code of Ethics seriously, and want the public to know that if they have a problem with a Realtor, they have remedies. Call the Association that your Realtor belongs to- you have a right to expect your Realtor to abide by the Code of Ethics.
